IID Headquarters Headquarters Space & Real Estate Assessment

After several years of failed attempts to resolve finding a solution to the needs for integrated, consolidated, and modernized central HQ facilities, the Imperial Irrigation District (IID) selected Griffin Structures, Inc. in a publicly bid process to perform comprehensive planning services. This work included delivery of a Needs Assessment for HQ facilities—central offices, corporate yard, and emergency operation control centers—for this regional power and water utility company. The project entailed performing detailed surveys of existing facilities, interviewing many supervisory, management, and administrative personnel, and analyzing extensive computations of needs, costs, and other factors. A financial survey of existing leases, consideration of values of potentially disposable properties, and costs associated with required new facility delivery were generated, leading to a comprehensive financial model for the project. This also included costs of facility operation, energy consumption, internal trip and travel costs, and other factors. The result was an action plan that the Board approved. The IID is underway with soliciting the next phase of work, including development of a physical master plan, project budget, and schedule.
