Integrated Project Delivery is an intelligent, progressive and all-inclusive alternative to traditional design-bid-award-build and design-build processes, one that gives the Owner/Client the obvious benefit of single source responsibility under one contract with a guaranteed maximum price—while seeking to eliminate the conflicts of interest inherent in other conventional delivery processes.
A guaranteed maximum price gives the Owner/Client the certainty of cost, while the Integrated Project Delivery allows the Owner/Client to maintain ongoing control over all critical aspects of the project at all times. It is essential that all established project requirements are met, including program compliance, function, quality, aesthetics, schedule, and budget. Integrated Project Delivery, as practiced by Griffin Structures, Inc., is constantly focused on these goals.
Unlike conventional (and often adversarial) delivery processes, Integrated Project Delivery is structured so that Griffin (as the Program Manager), contracts directly, but separately, with both the design professionals and its Construction Manager (CM). Maintaining a single point of accountability by the Program Manager to the Owner/Client, while avoiding the conflict of interest and other issues, is the structure of traditional delivery processes. Integrated Project Delivery balances the role of the A/E and the CM. This format also permits the Owner/Client to have a continuing, active decision making involvement throughout the entire project’s design and delivery process.
Utilizing Integrated Project Delivery, Griffin is compensated on a negotiated, fixed professional services fee basis. We contract directly and independently with an A/E, CM, and all other consultants necessary and acceptable to the Owner/Client, binding them contractually into a cohesive team. The Program Manager concurrently contracts with the Owner/Client to design and construct the project for a guaranteed and bonded amount not to exceed the overall project budget. All contracts are at “direct cost” without “markup.” The entire project is conducted on an “open book” basis, subject at any time to audit by the Owner/Client.
To the extent the overall project budget is not exceeded, all savings revert 100 percent to the Owner/Client (unlike traditional delivery processes). To the extent the overall project budget is exceeded (with the exceptions being Owner/Client directed scope changes or force majeure), then the financial responsibility rests with the Program Manager and its Team. All direct costs (i.e. construction costs) will be bonded (payment and performance bonds issued in favor of the Owner/Client) through its CM with both payment and performance bonds. All construction trades will be bid and awarded in accordance with the Public Contract Code, formally approved by the Client, and will be held by the CM.
In simple summary, the Integrated Project Delivery provides all necessary and desired project services (programming, planning, design, engineering, construction, and if desired, financing) on a “menu basis” suited to the specific project with all Owner/Client’s project requirements under a single contract with the Owner/Client and for a contract not to exceed the overall project budget.
