In the Multi-Prime Delivery Method, Griffin Structures (in its capacity as Program/Construction manager) serves as the Client’s representative and provides comprehensive professional services. Compared to traditional Design-Bid-Build, this delivery method significantly changes the prime trade contractors' relationship with the Client in that they contract directly with the Client (or those contracts may be assigned to Griffin Structures) rather than under a general contractor. This allows the Client to choose program/construction management services by professional qualifications-based selection, rather than “low bid” as would be the case for selecting a general contractor. Multi prime delivery can be performed by Griffin Structures on an “agency” basis, or on an “at risk” aggregate bonded basis.
The Multi-Prime delivery work is bid similarly to the Design-Bid-Build method, but in individual bid packages to prime trade contractors (such as grading, structural, mechanical, electrical, etc.) and not to general contractors. Rather than subcontractors bidding to, and selected by, a general contractor who in turn submits an aggregate bid to the Client, each prime trade package is bid separately. The low-bid process as specified in the Public Contracting Code is used in selecting the firms providing the actual, physical construction. The number of trades and related bid packages vary by project scope and size.
Griffin Structures prepares bid package summaries for all trades and coordinates all of the bid packages for the project, and then manages the contracts of each trade. Griffin’s on-site staff performs the role of the general contractor during construction by providing scheduling, supervision, material procurement, change order management, and all other services required to oversee the construction of the project.
