Owner Representation

An Owners Representative monitors the work of the Client's selected contractor – including project performance, safety conditions, cost and schedule parameters, and similar factors. An Owners Representative may be charged with a range of responsibilities and duties, and may take on the role similar to a project manager or construction manager in some cases, and the nomenclature depends on the delivery method which has been selected and the needs of the Client in adding expertise and assistance in the execution of the project.

The Owners Representative makes sure that the owner's best interests are included in each decision. By definition, the Owner Representative acts on the owners behalf, representing his interests with a clearly placed accountability for performance – and project success. When the Client is unable especially to provide its own project expertise, either because of other staff commitments or because of project complexity and special requirements, the Owner Representative is an invaluable extension of the resources needed to assure project success.

Hiring Griffin Structures as your construction Owner Representative firm offers many benefits. One of these is our ability to provide the highest skills of industry knowledge and experience in Public Sector capital projects. And, without the expense of managing the project in-house. We operate as an extension of your staff, as a true team member, assuring that the project lives up to your standards of expectation, and is completed in a professional and verifiable manner.

Most critically, we monitor the project performance to minimize project conflicts and conditions of exposed liability on the owner's part. If required, we provide conflict and problem resolution, and maintain project documentation accordingly. We represent the interests of the project Owner exclusively, not the interest of the design team or contractors.

Specific services can be wide ranging, depending on project needs. These may include cost estimating, design management, value engineering, permit assistance, entitlement assistance, code compliance management, schedule management, bid assistance and pre-qualification, wage certification, coordinating inspection services, managing construction progress, project closeout services, and warranty work.
